Located on the NE side of Tallahassee and serving as the bedrock of the Thomasville Road corridor, Killearn Estates is one of the most active neighborhoods in the real estate market for the past 20 years.
Killearn Estates has homes built from the 1960s to present day, with the majority being more than 20 years old. This means that there are lots of opportunities for renovations and modernizations, and buyers are finding older homes on mature lots to be a great project in lieu of building brand new today.
In this report, we will look at prices, values, and sizes of homes in Killearn Estates, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2002.
Located just five miles from downtown Tallahassee, in the heart of the northeast section of Florida’s beautiful capital city, Killearn Estates is easily accessible from I-10, Thomasville Road and Centerville Road. There are approximately 3,800 homes in many distinctive neighborhoods, 9 parks, miles of bridle trails for walking or jogging, lakes, a private Golf & Country Club, a private Swimming & Tennis Club and numerous other amenities within its 4,000 acres. Killearn Estates Home Prices
For all of the three real estate graphs found in this report, you will find the number of closed home sales for each year (blue columns, measured on the left vertical axis), and an important real estate statistic shown in red (measured on the right vertical axis. It is important to note that sales are through December for all previous years, but through October in 2014.
Average home prices have risen by 3 percent in 2014 versus 2013, but still set well below the peak of the market prices established in 2006. Distressed sales are are occurring at a rate of roughly one half of what other neighborhoods in Tallahassee are seeing, which perhaps is a sign that this popular neighborhood is stabilizing. The average recorded sales price is $229,000 for Killearn Estates thus far in 2014.
Home sales activity this year appears to be better than what we have seen over the past seven years, but still well below the levels recorded during the most active years from 2002 through 2006. Thus far in 2014, there have been 98 closed home sales in Killearn Estates.
Killearn Estates Home Values
Average home values in Killearn Estates have risen 4% since last year, the second year in a row to see appreciation since the low set back in 2012.
Through October, the average value of a home sold in Killearn Estates has been $106 per square foot. This is up 12% over the bottom reached in 2012, but still down about 21% from the market high set back in 2006. This means that many homeowners who have purchased or refinanced in the past 8 years are likely at zero or negative equity situations.
