The good news is that we are still seeing home inventory levels drop in Tallahassee. This next graph shows that our 30-day trend (average number of homes each day leaving the Tallahassee real estate market over the past 30 days) and our 270-day trend (average number of homes each day leaving the Tallahassee real estate market over the past 270 days) are both multiple homes per day.

Seasonality Is Evident In Tallahassee Real Estate Market

Even though we are in the slowest housing market that I have seen in 17 years, it appears that we are still seeing the typical effects of seasonality in the Tallahassee housing market. It has been my experience that the slowest months of the year for new contracts are November and December (resulting in the slowest months for closed sales falling in January and February). This next chart shows that activity in the Tallahassee Board of Realtors Mulitple Listing Service (MLS) appears to be slowing.
