Hampton Creek, on the Southeast side of Tallahassee real estate market, features townhouses and single family detached houses starting at and above our local median home price.
This neighborhood features more than 220 homes, built from 2005 through 2012, which unfortunately (for current owners) means that Hampton Creek is likely to endure the hardships seen by other “boom neighborhoods,” but will attract homebuyers with great opportunities over the next several years.
Hampton Creek is located on Apalachee Parkway just beyond Conner Blvd., and current residents find its convenience to town and like-new homes both great reasons for living here.
In this report, we will look at long term average home price trends, value trends, and size trends of homes sold in Hampton Creek, as well as all current listings in the Tallahassee MLS and all closed home sales going back to the first year that homes went on the market here (2005).
For each of the three graphs utilized in this report, we plot the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate trend shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the first week of November in 2015. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in the Hampton Creek).
Hampton Creek Home Prices
Average home prices have dropped about 4% in Hampton Creek in 2015. If you’ve been sitting on the fence, it might very well be time to jump off and use historic low mortgage interest rates to steal a bargain on a fairly new home here.

Home sales activity this year has slowed, so it’s not likely to be a great year for sellers. Thus far in 2015, there have been 13 closed home sales in Hampton Creek (2 more than all of 2014), with an average sales price of $138,723.

Average home values in Hampton Creek have declined nearly 5% in 2015, which is a significant change from our July report when we measured a slight rise in home values through that time. The reason for this sharp decline is that one sale was seriously below market (see in table at bottom of this report), while 2 others were relatively low.

Through the second week in November, the average value of a home sold in Hampton Creek has been $105 per square foot, which means that NOW is a new market bottom for this neighborhood. Many homeowners who have purchased or refinanced in the past 11 years most likely have no equity in their homes. This could certainly stunt sales in the next few years.
