Golden Eagle Plantation Home Prices
Average home prices rose to $480,300, but the three that closed this year include an $800K home to bring this year’s current average to $603,700.

Activity in Golden Eagle began slowing in 2017 and unfortunately has continued through the writing of this report. Currently, only four of the eighteen homes for sale in Golden Eagle are under contract, and all of these are below $700K (meaning there is not much activity on the $1M+ homes in Golden Eagle Plantation).
Many of the existing home sellers have priced their homes close to new construction prices and buyers don’t appear to be excited any longer. It’s going to be interesting to see if low interest rates (and the fear of them rising) will prevail over rapid rising prices, or if sellers will have to become sensitive to buyer demands.
Golden Eagle Plantation Home Values
Golden Eagle home values moved higher in 2017, with the average value of closed home sales recording $154 per square foot, up nearly 7% over 2016.
One should note that some of these are new construction sales (which skews the average higher), so use these figures as rules of thumb rather than a technique to value a specific home.
