This Canopy neighborhood report includes charts and graphs that display average home prices, home values, and home sizes, as well as a list of the most recent closed home sales in Canopy.

For each of the three real estate graphs found in this Tallahassee housing report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis) and an important real estate statistic shown in blue (measured on the right vertical axis).

It is important to note that the narrative contained below is for sales through December for all previous years but the first ten days of July in 2021. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes for sale in Canopy).

Canopy Home Prices

The average price of a home sold in Canopy in 2021 is 234K, more than 17% lower than last year’s average. The last of the inclusionary housing is about done, so we can expect to see larger, higher-priced homes rule the averages next year.

Activity in Canopy is being slowed due to the builder’s inability to deliver homes right now. Demand for this product is high and had the land been ready and the homes been built, Canopy would easily have produced 25 to 50 home sales per month this year.

I asked my friend Lindsey Begue (who is my “go-to” salesperson at Premier Construction) to provide an update and guidance for buyers who are interested in Canopy. Lindsey explained:

The most exciting piece of news is the next phase (5) which has been in process for over a year.  Buyers have been anticipating Premier building more traditional style, larger homes, which is a big change from the 1280 sqft Portland model we have been exclusively building for the last year.

The current policy for homes in Phase 5 of Canopy is as follows:

All homes currently in process are intended as Specs (speculatively built homes, not custom for a specific buyer when first permitted) and available for Spec Lot Reservation – this is a $1000 lot deposit that will be credited toward the contract binder deposit amount once the home begins production and a contract can be executed.

The colors and upgrades are pre-selected but usually include all of the most popular upgrade features from previous home purchases. There are currently 10 lots available for Spec Lot Reservation including 6 different floorplans ranging from 1,873–2,589 sqft.

We still offer the traditional Customizable Home purchase option (lot, upgrades and colors can be selected by the Buyer) for the homes in Canopy for an elevated binder deposit or if a buyer is using a certain loan products.

Phase 5 will run along the new Dempsey Mayo extension and will eventually offer easy access to the center of the community and to nearby shopping at Falls Chace via a direct connect to Miccosukee Rd at Dempsey Mayo.

In other news, the new family fun center called “District 850” is now open in the Canopy community; which offers really great food with a full bar, bowling, axe throwing, laser tag, escape rooms, 4D video experience, sky-obstacle course, full arcade, and private bowling party room.

Canopy Home Values

The average cost (value) of homes in Canopy has risen just over 3.5% over last year’s value, but don’t expect this to last.

Canopy’s inclusionary homes are nearly complete and phase 5 units will likely take values to much higher levels.
