With just over 130 homes built in this popular subdivision, you better act fast when one hits the market.

Cameron Chase

Serving as the southern boundary for Killearn Estates, Cameron Chase has an A+ location and has 3 and 4 bedroom homes that are priced right where the market most needs them.
The key to home sales in Cameron Chase is simply on the supply side ... meaning there are far more buyers waiting than there are sellers wanting to move.

Cameron Chase Home Prices
Cameron Chase home prices are down more than 2% in 2017, which is a somewhat shocking for this highly desired area and price range. The average home sales price in 2017 has been $228,550.
Home sales activity in 2017 continues to move along at an expected level. Currently, there are two homes for sale and one is under contract. The demand for homes in this price range is sky high right now, so every correctly marketed home in Cameron Chase will sell right away.
Cameron Chase Home Values
Average home values in Cameron Chase are down about 1% in 2017, which is totally contrary to the rest of the market and quite frankly a big surprise.
There has been no better seller's market in the past 10+ years than we find ourselves in today, yet there appears to be a value ceiling that remains unbroken in Cameron Chase. If you go back to the market bottom for Cameron Chase in 2008, you can see values have hardly moved since.
I believe this is the result of most of these homes being new or "newer" when the market collapsed, thus they did not lose the same amount of value as did the rest of the market. I suspect we'll soon see these values rise and join the rest of Tallahassee in the housing market recovery.
In 2017, the average value of a home sold in Cameron Chase was $121 per square foot.
