Unlike the majority of neighborhoods in Northeast Tallahassee, home sales have slowed for the usually popular Bull Run neighborhood.
As one of the rare locations featuring new construction through all the years of the housing market recovery, it typically has the “shiny and new” types of homes that buyers favor these days.
Currently, four of the eleven homes for sale in Bull Run are already under contract, which is consistent with other neighborhoods. This suggests the slow-down in home sales is more likely a sign of fewer homes for sale than it is anything related to demand.

Average home prices have risen in each of the past four years, as the cost of building new homes has pulled the average higher.

With only 37 closed home sales as of the writing of this post (and four under contract), 2016 will likely see the fewest homes sold in Bull Run for the recent five years.
Bull Run Home Values
Bull Run home values have dipped slightly so far in 2016, perhaps leading to the first year of declining home values in more than four years. This relates to the ratio of new homes sold to those that were sold by existing owners. As new construction slows down, the resale values (which are lower) will make it appear as if values are falling. As a boom neighborhood, this is not unusual nor is it unexpected. Used homes will sell for less money than will new homes.

The average value of a home sold in Bull Run has been $151 per square foot in 2016. This is up 16% above the bottom reached in 2012, and only 6% lower than the market high set back in 2007. I must reiterate that with roughly 40% of these sales being new construction, average home values are highly skewed, so please do not assume a used home is simply worth $151 multiplied by its square footage.

The average home size sold in Bull Run typically falls in a range of 2,000 to 2,300 square feet, and this year is we’ve seen the larger homes selling.

The 37 sales thus far in 2016 have averaged 2,285 square feet. Of course, with everything basically selling here, this is more a sign of what sellers have hit the market rather than what buyers are consuming.
