There is a pocket of new and newer homes in Buckhead that appears to be thriving even as the rest of the Tallahassee real estate market recovers.
Today’s Buckhead real estate sales report shows a neighborhood that is recording its highest values ever and inventory (including new home construction) is selling.
This is newsworthy because we do not come across many subdivisions in Tallahassee where homes are selling at values higher than what was recorded during the peak of the housing market in 2006.
But this is the case with Buckhead.
You can find Buckhead in the Killearn Area, located on the East side of Centerville Road, just north of the Interstate.

It is important to note that the narrative contained below is for sales through December for all previous years, but through the second week of March in 2016. There were 15 homes sold in Buckhead last year, with an average sales price of $422,750. Through the second week of March in 2016, only one home has sold and closed and it sold for $415,000. With three homes on the market and one already under contract, Buckhead appears to be doing well.

The pace of home sales in Buckhead before the housing bubble equated to about 9 homes sold per year, so the 15 homes sold here in 2015 suggests that this neighborhood is fully recovered.

There was a huge dip in home values in 2014, but 2015 told a completely different story. Last year, appreciation resumed with a passion.

The average value of a Buckhead home last year was $144 per square foot. This year’s new home sale (the only closing thus far) was for $159 per square foot, but you can expect this to come back down when some of the resales are sold and closed.
