Adiron Woods is a smaller neighborhood of 81 four and three-bedroom homes that were all built within the past ten to twenty years.

Adiron Woods is a popular east-side neighborhood that is located near the intersection of Mahan Drive and Walden Road.

This smaller neighborhood of 81 three and four-bedroom homes that were all built since 2003 offers specious newer homes with great access to town.

In this report, we will look at prices, values, and sizes of homes in Adiron Woods, as well as show current listings in the Tallahassee MLS and all closed home sales going back to the first ones that sold in 2005.

For the real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).

It is important to note that the narrative contained below is for sales through December for all previous years but through the middle of April in 2021. Home Price Trends In Adiron Woods

We finally have a new all-time high annual average home price in Adiron Woods, replacing the previous record set in 2007.

Home sales activity in Adiron Woods is limited by the number of homeowners here who would like to move. There are more buyers standing by for homes than there are houses in the community, so don't let one slip your grasp when it hits the market.

Currently, there are two homes for sale in Adiron Woods and both are under contract with buyers. Again, be ready to pounce should another home hit the market. should understand that Properly marketed homes will sell above the asking price within days of hitting the market, if not sooner!

Adiron Woods Home Values

The average value of the homes sold in Adiron Woods has set a new all-time high annual average, currently at $178 per square foot.

The only home sold in Adiron Woods in 2020 went well below where market values were at the time, but it sold just as the pandemic was starting, so perhaps the seller was concerned about the future.

This year's average value is already 15% higher than that sale in 2020, and I expect we'll see values move several (more) percent higher before the year concludes.
