One Market, Very Different Prices
The Tallahassee housing market is often described as one market.

But that is not how buyers experience it.
And it is definitely not how sellers should price it.
This week’s chart looks at current median home prices by ZIP code across the Tallahassee MSA, and the spread is hard to ignore. The lowest current median price shown is 32304 at $180,000. The highest is 32344 at $515,000.
That is a $335,000 difference inside the same regional housing market.
So, what does that mean?
For buyers, it means your budget may look strong in one ZIP code and stretched in another. A $300,000 target price can produce very different options depending on location, condition, commute, insurance costs, and resale strength.
For sellers, it means broad market headlines are not enough. Pricing a home from a Tallahassee-wide average can lead to the wrong expectation. The better question is: what are similar homes doing in your ZIP code right now?
For homeowners, this is also worth watching. Your equity story may be very different from someone just a few miles away. The key takeaway is simple: the Tallahassee MSA is one regional market, but it contains many smaller price markets.
