Why Is Supply Rising?

A housing market can look different depending on whether you view the overall area or one part of town. The overall number helps, but it can hide conditions in individual ZIP codes.

In August, Tallahassee reached 5.1 months of supply. That places the overall market in balanced territory, while still giving sellers a slight advantage.

Months of supply can increase for two reasons: inventory grows or sales decline. In the current market, the broader report shows that supply remains low, so the increase is primarily the result of declining demand, not an inventory surge.

Higher mortgage rates help explain that slowdown. Many homeowners have existing mortgages at much lower rates than those available today, and moving could replace that favorable loan with a sharply higher payment.

That potential payment shock causes some owners to remain where they are rather than move. With fewer people moving, sales slow, while new inventory growth slows more gradually. This is why rising months of supply must be interpreted alongside both inventory and sales.

The overall Tallahassee number is only part of the story. Conditions vary sharply by ZIP code. Three contiguous Northeast Tallahassee ZIP codes remain seller-favorable, showing conditions can vary within one market. ZIP code 32308 has 2.9 months of supply, making it especially tight. Nearby, 32309 has 3.9 months of supply, while 32312 has 4.0 months. All three ZIP codes continue to favor sellers even though the market as a whole is balanced. The ZIP-level numbers provide a more useful local picture than the area-wide average alone. Some ZIP codes record relatively few sales, so their monthly results can be volatile. One reading should therefore be viewed in context rather than treated as a lasting change. However, persistently high months of supply can indicate that demand is weakening. Watching the trend over time helps separate a temporary fluctuation from a more meaningful shift.
