Yes, Size Matters In Real Estate

This week’s graph shows the change in value of existing homes since 2003, segmented by home size.

Line chart of average home value per square foot by home size in Tallahassee from 2003 to 2019, with values from about $111 to $148 per square foot in 2019.

The most active home size segments in the Tallahassee real estate resale market are shown above, starting at 1,000 square feet and working up to 3,500 square feet.

One thing that certainly jumped out to me that even though the overall market has appreciated 4.1% thus far in 2019, homes that fall in the 2,500 to 2,999 sqft. size range have actually fallen in value this year. We’ll keep a close look on this in the coming months to see if some new trend is forming.
