Leon County Inventory Is Falling

Home sales in Tallahassee are still running below the levels we used to see when measured against the size of the population, and that tells us something important about today’s market. Even though the area has grown over time, a smaller share of residents is buying and selling homes each year than in past decades.

That matters because the housing market is not driven by population alone. It is driven by mobility. When fewer people move, fewer homes come to market. That helps explain why inventory can stay tighter than expected, even when buyer demand cools and the market feels less competitive than it did during the frenzy years.

The graph shows that the ratio of home sales to population remains well below the peaks of earlier periods. There was a rebound around 2021, but that lift proved temporary. More recently, turnover has remained subdued, which suggests many owners are staying put rather than listing their homes and making a move.

For buyers, this helps explain why finding the right home can still take time. The market may be more balanced than it was a few years ago, but it is not being flooded with fresh supply.

For sellers, it means well-positioned homes can still benefit from a market where available inventory remains somewhat limited by low turnover.

In plain English, Tallahassee home sales are not low because people have disappeared.

They are low because fewer people are moving.

That is a meaningful difference, and it is one of the reasons the Tallahassee housing market continues to hold up better than many would expect in a softer sales environment.
