Declining Inventories Lead To Rising Prices

Fewer new sellers are hitting the market (above) and the amount of stale listings (below) is also on the decline. The existing homes market is producing fewer homes for sale and its up to our local builders to attempt to provide the remaining inventory needed to get our market in balance.

Rising costs have forced builders to move to the surrounding counties for homes priced below $300K, but the demand for the same in Leon County continues to be strong while the inventory is lacking.

Anybody with a rudimentary understanding of supply and demand knows that high demand coupled with low supply results in rising prices. This is why the Leon County housing market continues to appreciate at nearly double the historical norm. If you are thinking about selling, now is a great time to control your move in Tallahassee.
