When we last prepared a report on home sales in Waverly Hills, we observed that home sales were sluggish after several strong years for this popular mid-town location. But as of this writing, the flurry of activity over the past three months have restored home sales in 2015 as a very good year for Waverly Hills.
Located in mid-town less than a half-mile north of our office at 2066 Thomasville Road, Waverly Hills delivers a lot of house for the money right now.
With homes built from the 1950s through the 1970s, buyers are snatching up big homes and then renovating them to current standards for features and amenities. If you have always wanted to live close to town, but in a home that seems like it belong in the suburbs, keep an eye on Waverly Hills and grab a home in you can.
In this report, we will look at average home prices, average home values, and average home sizes in Waverly Hills, as well as show Waverly Hills listings in the Tallahassee MLS and all closed home sales going back to 1991.
For each of the three real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the third week in November in 2015. Home Price Trends
Waverly Hills home prices have risen 23% when compared to the average in 2014, but thinking this is related to appreciation would be a mistake. The fact is some of its larger homes have been selling this year, so that is why average home prices have soared.
Even with the larger home sales skewing the trend, the average recorded sales price thus far in 2015 has been $310,772, meaning Waverly Hills continues to deliver great opportunities in the highly desired mid-town location for buyers looking to spend $250,000 to $350,000.

Home sales activity has been solid in 2015, and we could even say it is an “average” year when looking back 25 years. At the time of this report, there have been 450 homes sold in Waverly Hills since January 1991, which when divided by the 25 years that it spans equates to 18 homes sold per year (which is how many homes have sold thus far in 2015).
Home Value Trends
Average home values in Waverly Hills have fallen about 5% since our last report, but are still up nearly 2% in 2015 when compared to 2014. As you will see in the following paragraphs, larger homes have been selling this year. It is very common when looking at homes in a neighborhood for the larger homes to sell at a lower price per square foot than the smaller homes (homes are similar in all things but size, and the costlier rooms impact the smaller homes price per foot more so than they do the larger homes).

The average home size sold in Waverly Hills typically falls in a range of 2,000 to 2,400 square feet, but this year the larger homes have been selling. Currently, the one remaining home for sale in Waverly Hills offers only 1,676 square feet (less than 2/3rds the size of the average home that sold so far this year).

The 18 home sales in 2015 averaged 2,605 square feet, which is well above the median home size in Waverly Hills. In fact, if no more homes are sold in Waverly Hills this year, 2015 will close out the year with the largest average home size for homes sold on record.
