Southwood Home Sales Report
As home values continue to decline, we would expect to start seeing the number of home sales start to rise. Unfortunately, we are not yet seeing that with Southwood home sales, nor most of the rest of the Tallahassee real estate market. Currently, both unit sales and home values are still on the decline for much of Tallahassee.
Southwood in Tallahassee is one of the rare neighborhoods where new home sales make up a good percentage of the real estate activity. The Tallahassee MLS is currently showing about 1 in every 3 Southwood home sales are new construction, therefore we are seeing a rise in the average sales price.
Average Prices Rising In Southwood Home Sales
Southwood Home Sales Average Values Are Higher
Due to the strength of new Southwood home sales, the average value is higher this year than it was last year. Without further exploration, one could make the incorrect conclusion that we are seeing real estate appreciation in Southwood.
Southwood Home Sales Show Large Divide Between Existing And New
Existing Southwood home sales (blue line below) are still showing values decline, while new homes are selling at a premium. When we break them apart, it is clear that existing home sellers are still seeing depreciation, as new home sales are adding to the competition. The list of homes for sale in Southwood is still growing.
Home sellers in Southwood need to understand that while it appears values are rising, the fact is that new home sales are only adding to the opportunities for buyers. They are willing to pay a premium for new homes, but if you want to sell a home in Southwood, you will have to compete against the other existing home sellers. Values are declining and that means a sale today will yield more for you than a sale in the coming years.
