Royal Oaks is coming off of a big year in 2015, the best for home sellers since 2004.
We don’t expect as many homes to hit the market here this year, so if you are hoping for a great home within the super-popular Thomasville Road corridor in NE Tallahassee, you better grab one if a good value hits the market.
Currently, there are two homes for sale in Royal Oaks, with one already under contract.
If you see one hit the market below $200,000, consider it one of the smartest investments you can make.
In the past, we reported that home values had dropped further in Royal Oaks than they had in similar neighborhoods, so occasionally there might be another gem to be found.

It is important to note that the narrative contained below is for sales through December for all previous years, but through the the fourth week of March in 2016. Through the fourth week of March in 2016, only one home has sold thus far in Royal Oaks. It sold for $170,000 and thus it makes the graph below appear to report falling prices. This is not the case. We just need to see some of the larger homes hit the market and sell too.

The pace of home sales in Royal Oaks in 2015 was the best reported since 2004. The one home sold through the first quarter is more a sign of reduced inventory that it is of the market cooling. Homes priced correctly in Royal Oaks will sell right away.

Average home values rose 8% in 2015 and we expect them to continue rising this year too. Inventory will likely be sparse, so home sellers have a strong advantage in the market if they price their homes correctly (and market them with the right real estate company :)).
