If you are looking for a Northeast Tallahassee neighborhood with “access to everything,” then the relatively new Piney Z Plantation should be on your radar.
Buyers have favored Piney Z for its first 15 years of existence due to the attractive amenities which include new to newish homes, a lake, Tom Brown Park and Lincoln High School, and plenty of walking trails and areas to exercise outdoors.
The access to pools, lakes, parks, and the lodge provides lifestyle benefits that cannot be found in every Tallahassee neighborhood, so I am confident that future demand will continue to grow for Piney Z. As a boom neighborhood though, we have to be watchful for pent-up supply.
The following report shows graphs for average home prices, home values, and home sizes in Piney Z, as well as all current listings in the Tallahassee MLS and all closed home sales in Piney Z going back to 1999 when the first homes were built and sold.
For each of the three real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis.
It is important to note that the narrative contained below is for sales through December for all previous years, but through the 1st week of October in 2015. Average home prices have fallen below $200,000 again in Piney Z, making it an ideal time for buyers to jump on the opportunities that can be found in this popular NE Tallahassee neighborhood.
Currently, average home prices are 26% below the peak of the market prices established in 2006, and up only 4% from the market bottom recorded in 2011. Short sales and foreclosures are occurring at a rate consistent with other neighborhoods in Tallahassee, impacting average prices negatively. The average recorded sales price is $199,500 for Piney Z thus far in 2015.

Home sales activity through the first week in October appears to be on track to match last year, at there have been 40 closed home sales in Piney Z (versus 48 for all of 2014).

Average home values in Piney Z have were flat last year, and are up slightly less than a percent thus far in 2015.

Through early October, the average value of a home sold in Piney Z has been $114 per square foot. This is up 9% over the bottom reached in 2012, but still down about 21% from the market high set back in 2006. Unfortunately, this leaves a large number of Piney Z residents with more mortgage than home value and it has slowed the existing home sales accordingly.

The average home size sold in Piney Z typically falls in a range of 1,700 to 1,900 square feet, and buyers this year have selected homes near the lower end of this range.
