Located on the NE side of Tallahassee on the NE Bend of Conner Blvd., Piney Z offers mostly 3 and 4 bedroom homes surrounded by a lake, Tom Brown Park and Lincoln High School.
Many people choose Piney Z due to the access to pools, lakes, parks, and the lodge which means a whole lot of lifestyle benefits beyond just the four walls of a home.
In this report, we will look at prices, values, and sizes of homes in Piney Z, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2002.

For each of the three real estate graphs found in this report, you will find the number of closed home sales for each year (blue columns, measured on the left vertical axis), and an important real estate statistic shown in red (measured on the right vertical axis. It is important to note that sales are through December for all previous years, but through mid March in 2015 for the purpose of analysis. But the graphs and tables will update and remain current.
Average home prices dipped 4% in 2014 versus 2013, and have fallen further by another 2% thus far in 2015.
Currently, average home prices are 23% below the peak of the market prices established in 2006. Distressed home sales are still happening at a rate consistent with other neighborhoods in Tallahassee, impacting average prices negatively. The average recorded sales price is $199,900 for Piney Z thus far in 2015.

Home sales activity this year does not seem to have taken off yet, but 2013 and 2014 were two of the best of the past 8 years. Thus far in 2015, there have been only 2 closed home sales in Piney Z (versus 47 for all of 2014).

Average home values in Piney Z have were flat last year, after having recovered nicely in 2013 from the low set back in 2012.

Through mid March, the average value of a home sold in Piney Z has been $117 per square foot. This is up 11% over the bottom reached in 2012, but still down about 20% from the market high set back in 2006. This means that many homeowners who have purchased or refinanced in the past 10 years are likely at zero or negative equity situations.
