The number of home sales in Piney Z exploded last year, eating through a glut of inventory and leaving this popular NE Tallahassee neighborhood with fewer homes on the market than we have seen in years. Home values and home prices have moved up nicely from a bottom established at the end of 2012.
As one of the top selling neighborhoods in Tallahassee (along with Southwood, Killearn Lakes Plantation, Killearn Estates, and Bull Run), we keep a close eye on Piney Z Plantation to gain insight on changing trends for the entire Tallahassee real estate market.
Thus far in 2014, there have been 6 homes sold in Piney Z, with an average sales price of $213,900 and a value of $113 per square foot. That means you are getting a 1,896 square foot home for just over $210K in a highly desirable NE Tallahassee neighborhood.
Currently, there are 15 homes for sale in Piney Z, and 8 of them are already under contract.
Stabilizing Piney Z Home Values
After hitting a market low of just over two home sales per month back in 2012, Piney Z Plantation saw sales rebound above four home sales per month in 2013, and then settle to a current rate of sales just below four per month.
Home values continued to rise throughout 2013 after hitting bottom in December of 2012. Distressed properties sales have declined greatly, though still one in every four is either a short sale or foreclosure.
Piney Z Home Prices Settling
Average home prices have been settling over the past six months, after seeing a huge increase for the first nine months of last year. Currently the average arms length sales price of a home in Piney Z is around $213,000, while the distressed homes have sold for an average of $200,000.
With the falling number of distressed properties available in Piney Z, their impact on the “average” will be greatly reduced, likely allowing prices to go higher later in 2014.
