Park Charleston is a NE Tallahassee neighborhood that is located just outside of Capital Circle NE on the southern edge of Miccosukee Road.
The big draw to these attached and detached single family homes is location and condition, as these homes are new and like-new, having been built from 2005 to present.
As we have mentioned with other boom neighborhoods, there is a concern of pent-up supply if many of the current owners (who basically bought at the same time) need to move at roughly the same time.
A mass exodus could produce and short-term condition of over-supply that would slow appreciation and recovery. Due to the relatively small size of the Park Charleston subdivision however, I’m not too concerned that this will every occur.
In this report, we will look at average home prices, values, and sizes in Park Charleston, as well as show current listings in the Tallahassee MLS and all closed home sales going back to the beginning of sales in this popular NE Tallahassee neighborhood.
For the real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through the end of December for all previous years, but through the fourth of April in 2016. Park Charleston home prices have inched up slightly thus far in 2016 when compared to the average in 2015. Through the writing of this report, the three homes sold in Park Charleston averaged $251,000.

Home sales activity in 2015 was consistent with what has transpired over the past 7 years, and this year seems to be heading in the same direction.

In our past few home sales reports for Park Charleston, we anticipated price reductions from the home sellers as inventory had become stagnant. Well, many price reductions occurred, sales were made, and now only two homes are on the market with one of them already under contract. Homes priced correctly and market vigorously will sell right away in Park Charleston today.

Home values rose less than 1% in 2015, but have come up another two percent in 2016, so current values are just 9% lower than the market high set back in 2006. That is a huge rise of 27% since 2010, so Park Charleston is well working its way out of the housing market crash.
This means that only the longer-term homeowners are likely to be upside-down in their homes, and many of the recent purchasers are and have been gaining equity.
