Observation Pointe Home Sales Report December 2015
This will likely be one of the last reports on Observation Pointe, as it is a smaller neighborhood that will not be among the most active in the Tallahassee real estate market (but the graphs and tables will be updated continuously).
With it being a relatively new neighborhood in the 32317 zip code, it has seen enough sales to make our top-30 list as homes were coming out of the ground, but in the future, we'll expect perhaps 3 to 5 home sales each year.
Why? Because there are only 51 homes in Observation Pointe.
Like other boom neighborhoods that were born during the real estate market expansion, Observation Pointe's existing owners might end up all needing to move at roughly the same time due to normal ownership cycles. This pent-up supply effect is something that we'll keep an eye on for the next several years.
In this report, we will look at average home prices, average home values, and average home sizes in Observation Pointe, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2007.
For each of the 3 real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis. It is important to note that sales are through December for all previous years, but through November in 2015.
Home Prices In Observation Pointe
Only three homes have sold thus far in 2015, but I suspect looking back, this will be a typical year for home sales in Observation Pointe. Average home prices rose 5% last year but have regressed 2% this year (2 out of the 3 sales this year were resales).
There have been 3 closed home sales in Observation Pointe through November 2015, and the prices were $274K (new) and $205K and 210K (resale). Obviously, existing home sellers are not receiving the same prices as are the brand new homes.
Home Values In Observation Pointe
Average home values in Observation Pointe grew nearly 7% in 2014 but have given it all back and more this year (again, 2 of 3 homes sold were resales).
Observation Pointe homeowners have been paying a premium for the luxury of living in new homes, but they cannot extend that luxury to the following buyers. This is now a used-home community and owners need to plan on staying for more than 5 years or so if they want to gain an equity position before they sell.

The average home size sold in Observation Pointe typically falls in a range of 1,550 to 1,850 square feet, and this year's home sales were near the top of this range.
The 3 homes sold in 2015 averaged 1,809 square feet.
