Today’s report will examine how many listings have entered the market thus far in 2019 for comparison with recent years. It starts by showing all Tallahassee MLS listings of homes for sale that were added in the past three days and concludes with a graph and analysis of our housing market conditions.

The following homes have a listing date that falls within the past three days. Regardless of when you read the article, the listings will continue to be added and removed so that only the most recently listed homes for sale appear.

New Real Estate Listings In Tallahassee
The following graph reports the number of “fresh” listings (previously unlisted homes) that entered the market each year from January through June. It was painstakingly assembled by downloading all residential listings in the Tallahassee MLS and then removing all “stale” listings (those that were previously listed).
This year, Realtors have recorded the second-fewest home listings of any year going back to 2014. As current homebuyers will attest, there is not much out there in the most popular price ranges.
It’s interesting to note that home value appreciation was fairly flat at the end of last year, most likely due to the largest influx of new listings in five years.
But with significantly fewer new listings this year, we are seeing home values rise at far higher than normal rates again in 2019.

Fresh Versus Stale Listings
If you have been shopping for a home in Tallahassee, then I’m sure you’ve come across some homes that have been on the market for a long time. These stale listings occur for one of two reasons:
- They are not being marketed correctly.
- They are not priced correctly.
That’s really it. Here are some interesting statistics that demonstrate proof of the latter:
- The average asking value for fresh homes is $135 per square foot
- The average asking value for stale listings is $146 per square foot
That’s an 8.3% difference. Bear in mind these stale listings most likely started at even higher values, but they’ve been hanging around, hovering above the market, hoping that a foolhardy buyer will come along and pay above-appraisal for a home.
Today’s buyer is not a fool. In fact, today’s buyer knows the market very well, having searched for homes for months, getting a feel for what they will have to spend for a home they want to buy.
If you want to sell a home in Tallahassee, you need to ensure you get the best marketing possible to attract multiple buyers, and you have to follow the pricing guidance from your real estate expert.
