Today's report has taken a look at all new homes sold around Tallahassee and then created graphs for the most-active neighborhoods. Each graph contains the same
New Construction Home Sales In North Florida
All of today's graphs include the top 20 neighborhoods based upon the number of homes sold thus far in 2020. The first shows the most active new construction neighborhoods.
The Park in Wakulla County (followed closely by Southwood in Leon County) continues to be the most productive new construction home community, averaging more than four newly built homes sold and closed each month.
In the "old days," Leon County neighborhoods would dominate this list, but the cost of development here is so high we've chased the builders to the surrounding counties. Even Gadsen County's Rustling Pines made the list, something we would not have likely seen in the 1990s or before.
New Construction Prices In North Florida
Our next graph shows the average home price in each of the neighborhoods from the previous graph.
As expected, 9 of the 10 most expensive new construction neighborhoods are located in Leon County. On the other end of the spectrum, just 4 of the 10 least expensive new construction neighborhoods are located in Leon County.

New Construction Costs In North Florida
Are you curious about what it costs to build a home around Tallahassee? The next graph shows you the average cost (measured in price per square foot) that you'll pay for a home in the most-active new construction neighborhoods.
Ten of the top eleven costliest neighborhoods are located in Leon County, which is why we are seeing so many of the more affordable new construction homes built in our surrounding counties.
New Construction Sizes In North Florida
Our final graph in today's report reveals the average home size in the most active new construction neighborhoods around Tallahassee.
Five of the top-six neighborhoods by home size are found in Leon County, though the largest is actually homes being built outside of formal subdivisions.
One interesting observation is the Stiles Pond and Southwood, both in Leon County, are located outside of the Northeast quadrant (Northwest and Southeast respectively).
This is a sign that the cost of land in NE Tallahassee is forcing builders to build smaller homes in order to deliver a product that buyers can afford.
