New lis pendens filings in Tallahassee rose 19% in August when compared to August 2013, which is the second consecutive month of year over year growth in new filings.
Foreclosures fell a whopping 40% when comparing the same time periods. The trend of growth in lis pendens unfortunately has us concerned, as it could possibly mean that there is still a long way to go before we move the distressed properties through the market. The large amount of lis pendens filed in the past must clear the market now as foreclosures.
The blue line in the graph below shows that there are more foreclosure sales than lis pendens filings, meaning we are truly working through the distressed properties now and their numbers will soon be declining greatly. There is still way too much distressed property activity, but the latest market trends are positive.
