It’s time to take another look at Killearn Acres, exploring why this popular NE Tallahassee neighborhood is posting such poor numbers (especially after seeing positive housing reports recently).
As a consistent top-selling neighborhood in Tallahassee (along with Southwood, Golden Eagle Plantation, Killearn Estates, Killearn Lakes Plantation and Bull Run), we keep a close eye on Killearn Acres to stay on top of the changing trends for the entire Tallahassee real estate market.
Thus far in 2014, there have been 7 homes sold in Killearn Acres, with an average sales price of $110,000 and a value of $78 per square foot. That means you are getting a 1,413 square foot home for just under $110K in a highly desirable NE Tallahassee neighborhood.
Currently, there are 27 homes for sale in Killearn Acres, 13 of which are under contract, and 7 of those are short sales or foreclosures.
Home Sales Are Gaining Steam
The average number of homes selling each month in Killearn Acres is on the rise, and much of this has been spurred on by the distressed properties available at crazy low prices. In fact, six of the last ten closings have been short sales or foreclosures.

The blue line measures all resales (existing home sales), and represents the total of the green line plus the red line (arms length sales and distressed sales respectively). As you can see, distressed home sales are nearing an all-time high.
Killearn Acres Home Values Suffering
It should come as no great surprise that home values are suffering.
With so many distressed properties available, buyers have been lured to Killearn Acres for these homes priced below-the-market.
After hitting a market low of three home sales per month back in 2011, Killearn Acres has seen sales rebound to more than four home sales per month and rising.
Home Prices Falling Too
Average home prices have also been impacted by the slew of distressed property sales. Currently the average arms length sales price of a home in Killearn Acres is around $186,000, while the distressed homes have sold for an average of $117,000 (a discount of 37%). You can see why many investors are loving this neighborhood right now.
