Homes For Sale In Gated Communities May 2021
Homes in gated communities are as popular as ever, and just like we're seeing with the rest of the housing market, they are selling fast and for top dollar.
Today's report includes all listings of single-family detached homes and townhomes in gated communities, plus charts, graphs, and analyses of prices, values, and sizes of these fine homes.
Homes For Sale In Gated Communities
The following dynamic list contains all the homes for sale in gated communities and is updated every fifteen minutes so that you can be sure that the information is a fresh as it can get.


Currently, there are 24 single-family detached homes and townhomes for sale in gated communities, and 16 (2/3rds) of them are already under contract with buyers. If you see a home you like, you better jump on it before other buyers beat you to it.
Average Home Prices In Gated Communities
The graph below plots the average home price each year in gated communities from 2004 through the first 10 days of May in 2021.
In all three graphs, values for homes in gated communities are shown in blue, values for homes in non-gated communities are shown in red, while the difference between gated and non-gated communities is shown in green and measured on the right vertical axis.
The average price between homes in gated communities versus those not in gated communities dipped down to double last year (100%), the lowest we've seen since 2004. This suggests that homes in gated communities are a relative bargain. Not surprisingly, we've seen that premium rise to 120% so far in 2021, still a relatively low difference.
Average Home Values In Gated Communities
The graph below plots the average home value each year in gated communities from 2004 through the first 10 days of May in 2021, measured in price per square foot of heated and cooled living space.
Of the three graphs, this one gives me the most useful information on a regular basis. It shows that homes in gated communities (right now) are valued nearly 30% more than homes outside of gated communities.
Just as we did with prices, we use this to gauge the relative desire for homes in gated communities, and right now, it is below the fifteen-year average but is on the rise.
I expect homes in gated communities to beat the market for the remainder of 2021, meaning now is a great time to buy a home in a gated community, as you will likely see an equivalent home outside the gates appreciate at a lower rate.

Average Home Sizes In Gated Communities
The graph below plots the average home size each year in gated communities from 2004 through the first 10 days of May in 2021, measure in heated and cooled square footage.
Right now, the average home size in a gated community is about 3,200 square feet, whereas the average size of a home outside a gated community is about 1,900 square feet.
The fluctuation between the two occurs primarily on homes in gated communities, and this year we are seeing homes larger than last year selling, yet they are still near the lowest average size reported in the past fifteen years.
