If Florida State University were to teach Home Buying 101, then the first lesson would be about the importance of preparation.
Too many people start the home buying process simply armed with a few rules of thumb and a quickly gathered list of homes for sale from the internet.
But the Tallahassee real estate market does not forgive the under-informed, and that is why some buyers are finding themselves missing the boat in the best buyer's market ever.
The Critical First Lesson In Home Buying
Recently, a buyer sent a basic list of "needs" and "wants" to her Joe Manausa Real Estate buyer's agent. Included in the list was the usual ... bedrooms, baths, garage, living room, etc. But she also included a requirement that the home be priced below $X.xx per square foot.
This is something that we see rather frequently, and it lets us know that we need to spend more time up front with this buyer. The "price per square foot" is merely a rule of thumb ... a simple way to analyze the overall market in general and to perhaps even compare two homes that are VERY similar. But how would you propose buying a home with a price per square foot budget?
Homes that contain expensive amenities would be eliminated (perhaps even those amenities that the buyer absolutely wants in the home).
Imagine a home with a pool versus the same home without the pool. What is the price per square foot of the pool?
Or how about a home on a quarter acre versus a home on 80 acres. What is the price per square foot of the additional land?
Price per square foot is merely a rule of thumb, and it is important that people buying a home be better armed with information that will ensure they get the right home at the right price.
