Havana Florida has been popular among antique shoppers for ages, but it now seems to be emerging as a popular destination for people wanting nice homes on the fringe of the Tallahassee MSA.

With a small population of just 1,800 people, Florida’s “Friendliest Town” currently has a very hot housing market.

Homes For Sale In Havana Florida 32333

Housing Market In Havana Florida 32333

Currently, there are 43 homes for sale in the 32333 zip code, and roughly 1/2 of them are already under contract!

Unlike similar sized “neighborhoods” in Tallahassee, the Havana market is offering homes for far less money than what you would have to pay to live within Tallahassee itself.

For example, you can find this large home on two thirds of an acre for less than $200,000, and its proximity to downtown Tallahassee is about the same as living in Killearn Lakes (where the same home would likely cost 50% to 75% more.

Based upon the past six months of sales, it appears as if there is only 4.5 months of supply of homes for sale in Havana, and that measures as a strong seller’s market.

Buy A Home In Havana, Florida

If you are looking for “more home for the dollar,” make sure you add Havana, Florida to your shopping list.

Unless you are willing to pay the higher home prices required to live in downtown Tallahassee, the 32333 zip code is a similar commuting distance to Tallahassee’s inner attractions (shopping, dining, entertainment) as any neighborhood or subdivision on the outskirts of Leon County.

The commute is likely to be far less trafficked during the peak hours in the morning and evening due to it’s location that can utilize western transportation routes in and out of the Tallahassee MSA (when compared to those using the Thomasville Road corridor from the NE Tallahassee neighborhoods).

As this seller’s market strengthens, expect to see the huge price discounts erode, meaning people who have bought recently and those who will buy a home in Havana for the next six months or so will out-perform the appreciation measured across the entire Tallahassee real estate market.

If you are in the market to buy a home and want to see your best options, simply drop me a note and we’ll be in touch right away to schedule a time to see the best home values in and around the Tallahassee real estate market.
