Hampton Creek is a popular neighborhood in Southeast Tallahassee that is home to attached and detached single-family homes with prices that remain well below $200K.Hampton Creek is a popular SE Tallahassee neighborhood that features roughly 200 attached and detached single-family homes.

Though small in the number of properties, Hampton Creek continues to be a buyer-favorite as all the homes here are newer than 15 years old.

It is important to note that the narrative contained below is for sales through December for all previous years, but through the first three weeks of September in 2019. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in the Hampton Creek).

Average home prices in Hampton Creek are slightly lower in 2019, though they have come back up since our previous report. The average price of a home sold in Hampton Creek in 2019 is $171K.

Currently, there are five homes for sale in Hampton Creek and three are already under contract (including this one that we sold right away). Properly marketed homes here will sell fast. As the normal ratio of sales of detached homes to attached ones stabilizes, we will see the average increase above last year’s average.

Average home values are still down from last year, though they have recovered since our last report on Hampton Creek. This is not completely surprising as you’ll often see value fluctuations with neighborhoods that have a mix of attached and detached homes.
