You can still find homes for sale in Hampton Creek priced well below $200K, but do not expect this to last forever. The need for homes is on the rise and the cost of construction is far higher today then it was when these homes were built. Hampton Creek is an excellent value-buy and properly marketed homes will sell right away.

It is important to note that the narrative contained below is for sales through December for all previous years, but through the 18th of January in 2018. Hampton Creek Home Prices

Average home prices rose 6% in 2018, some of which is due to appreciation and some which can be attributed to the unit mix ratio. Whenever you have a neighborhood that features both attached and detached homes, you should know that the latter will typically sell for more than the former, so the ratio of the two has to be monitored when observing “averages.”

Currently, there are 6 homes for sale in Hampton Creek and 4 are already under contract. Well marketed homes here should sell right away.

Average home values in Hampton Creek rose more than 5% in 2017 when compared to the average reported in 2016. Homes are appreciating here nicely now but still remain about 15% below what they were fetching when the homes were new.

It is very normal for new homes to “lose value” when the first buyers occupy then (much like a brand new car declines in value as you drive it off the lot), but over time, real estate appreciates. With Hampton Creek being new during the housing bubble, the immediate depreciation was significantly larger than normal, and thus the recovery of values will be atypically long.
