Home sales in Golden Eagle are off to the fastest pace recorded since 2005.

For our readers who do not know Golden Eagle, it features 800+ large homes which wrap around Tallahassee’s most challenging golf course. The course was built by Tom Fazio in the 1980s and is the favorite among the better golfers in Tallahassee.

Golden Eagle is also Tallahassee’s only gated, golf-course community, so if you are looking for the country club lifestyle, this neighborhood must be on your shopping list.

Average home prices rose 4% in 2015 but have fallen a little more than 2% thus far in 2016. This means that current home prices remain 20% lower than they were at the peak of the housing market in 2007, perhaps the reason we are seeing buyers flock to this popular NE Tallahassee community. The average recorded sales price this year has been $457,610.

Home sales activity in 2015 was very good, but this year has started off even better. Through the tenth of April, there have been 17 closed home sales in Golden Eagle Plantation. Additionally, there are 35 homes for sale with 11 already under contract. Keep an eye on Golden Eagle, this could be a very good year for home sellers there.

Golden Eagle Plantation home values did not rise in 2016, but early sales are up 3% over last year’s values.
