Golden Eagle Plantation Home Prices

Average home prices are roughly the same today as they were in 2016. While the average home price currently is $479,400, there are homes available for as low as $390,000 and as high as $1.5M.

The current rate of home sales in Golden Eagle, though slower than last year, remains strong. We are not surprised to see sales slow after a record-setting year, home sellers must remain vigilant to mortgage interest rates and the serious reduction in the buyer pool should they raise significantly. Currently, there are 15 homes for sale in Golden Eagle Plantation (only 4 of which are already under contract), which is the lowest the inventory here has been in years.

Golden Eagle Plantation Home Values

Golden Eagle home values have pushed higher in 2017, with the average value of closed home sales coming in at $154 per square foot, up roughly 7% over last year’s average. Bear in mind that some of these are new construction sales pulling the average higher, so DO NOT estimate a home’s value simply by using this figure. It’s an excellent rule of thumb for measuring the trend in the market, but it takes expert analysis to determine the value of a home under current market conditions.

With interest rates creeping up, don’t be surprised if we see home sales cool down in Golden Eagle. Right now, sales are off of last year’s frantic pace, but the results are far better than we’ve seen in most of the past 12 years.
