Golf course community living has never been more affordable, and buyers have taken advantage of this in neighborhoods like the Glen at Golden Eagle.
This popular NE Tallahassee neighborhood features homes built from 1997 through 2006, and they seem to be most popular for people who want all the nicer amenities found in the large homes in Golden Eagle Plantation, but situated in a low-maintenance environment.
Just as you will find among the thousands of zero-lot line neighborhoods winding around golf courses throughout Florida, homes in the Glen sustain their popularity to those interested in being very near a golf course while living the country club lifestyle.
They are also popular among families who want their children to attend A-rated schools like Killearn Lakes Elementary, Deerlake Middle School, and Chiles High School.
In this report, we will look at average homes, home values, and home size changes in the Glen At Golden Eagle. Additionally, all current listings are shown from the Tallahassee MLS and all closed home sales going back to the first one sold in 1997.
For all of the real estate graphs below, we show the number of closed home sales for each year (red columns, measured on the left vertical axis), as well as an important real estate statistic shown in blue (measured on the right vertical axis.
It is important to note that the narrative contained below is for sales through December for all previous years, but through the third week of September in 2015. The Glen At Golden Eagle Home Prices
The average home price in the Glen at Golden Eagle is higher now than in any year prior going back to 2009. This means that home prices in the Glen are now 11 percent higher than the low established in 2012, yet still 22% lower than they were at the peak of the housing market in 2006. Thus far in 2015, the average recorded sales price has been $184,800 in the Glen at Golden Eagle, meaning buyers can get into this community for roughly $50K less than ten years ago.

Home sales activity has been brisk, already exceeding the total number of home sales recorded in the past four years. While this is very positive news for homeowners in the Glen, the rate of sales is still only a fraction of the pace recorded during the market expansion from 2003 to 2005.
The Glen At Golden Eagle Home Values
Average home values in the Glen At Golden Eagle are up 3.5% thus far in 2015, which brings us to a rise of 12.5% when compared to a low set back in 2012.

Through the third week of September 2015, the average value of a home sold in the Glen At Golden Eagle has been $117 per square foot. While this is up more than 3% from the average last year, values still remain 20% lower than those recorded at the peak of the market in 2006. This means that many homeowners who have purchased or refinanced in the past eight years are likely at zero or negative equity situations.

The average home size sold in the Glen At Golden Eagle typically falls in a range of 1,400 to 1,650 square feet, and the thirteen homes sold this year have been near the high end of this range.

The 13 sales thus far in 2015 have averaged 1,577 square feet.
Just as we have warned with other “boom neighborhoods,” we need to keep an eye on inventory in case a bunch of people decide to sell at the same time. If you have a vested interest in the Glen at Golden Eagle (or would like to), just keep a close eye listings as they occur. If 10 or more homes hit the market at once, it likely is a sign that the pent-up supply needs to vent.
