For Tallahassee homeowners considering a move as a buyer, seller, or both, you should know where the greatest activity exists. The market is still very active, and there is a lack of inventory in many areas, so home sellers are doing very well right now.

The real estate graph above shows the top 11 neighborhoods in Tallahassee, sorted from left to right by the number of existing homes sold thus far in 2020. The blue bars report the number of homes sold (on the left vertical axis), while the red bars reveal the average sales price (reported on the right vertical axis).

The first thing that caught my eye when I pulled this report was that only 1 out of the top 11 neighborhoods had an average price below $200K (Forest Heights), something that really lets you know how fast our prices are rising.

Seller’s Market Strong Here

Most neighborhoods in Tallahassee are enjoying a seller’s market, but our top 11 neighborhoods identified above are having a banner year. Currently, 24% of all existing home sales are happening within their communities with only 16% of the inventory.

That means as good as it is for Tallahassee homeowners, it’s even better in the top 11. If you have considered selling your home, you should (at a minimum) talk to us about your options.
