Eastgate is all about location, location, location.
With steady home sales at or below the median price point in Tallahassee, this popular NE Tallahassee location has been a top destination for homebuyers since 1973. Located just inside of I-10 on Capital Circle NE, Eastgate is close to dining, shopping, and Tallahassee’s most-active transportation routes.
During our last housing report on Eastgate, we pointed out that 2015 appeared to be destined to a slow rate of sales after the record-setting year that was posted in 2014, but since then, things have been heating up.
In this report, we will look at home prices, home values, and home sizes in Eastgate, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.
For the three real estate graphs found below, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the third week of November in 2015. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in Eastgate).

Home prices in 2015 are down just under 7% after last year’s big surge, with the current average closed home sale price recorded at $132,800.

Last year’s pace of home sales was the best Eastgate has seen since 2001, so it was inevitable that 2015 would be a slower year. But things have been picking up of late. Currently, there are five homes for sale in Eastgate, five homes under contract, and 6 closed home sales through the date of this report.
Home Value Trends
Average home values in Eastgate have declined 10% in 2015, dropping back to a level just higher than the three-year plateau observed at the market bottom from 2011 through 2013.

The sharp decline in Eastgate home values is primarily due to just two sales: There was one very-low valued short sale and one home sale that included a converted garage in the total square footage. Thus, two of the five recorded sales have brought the “average” value down substantially, and I would expect the remaining sales and listings to pull this average right back up in the near future.

Home Size Trends
The average home size sold in Eastgate typically falls in a range of 1,200 to 1,500 square feet, and this year is no different. The five closed home sales this year have average 1,320 square feet of heated and cooled living space.
