Located on the NE side of Tallahassee out Centerville Road just north of Proctor Road, Chemonie Crossing and Chemonie Trace offer large homes on larger land parcels.
Chemonie Crossing has homes built from 1991 to present day while Chemonie Trace saw home construction begin in 1993. This means that buyers will find opportunities for renovations and improvements in an aging neighborhood along with homes that have already been completed. The prudent buyer will do his homework before making a decision on value, as land size and property improvements will vary greatly in these two neighborhoods.
In this report, we will look at home prices, home values, and home sizes in Chemonie Trace and Chemonie Crossing, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.

For each of the three real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis. It is important to note that while the graphs and table will update on a regular basis, the analysis of the information that we provide is current through the first three weeks of April 2015.
Average home prices have fluctuated greatly over the past six years, mostly due to the differences in the homes being sold. The average recorded sales price is $299,950 for Chemonie Crossing thus far in 2015 (no sales in Chemonie Trace).

Home sales activity thus far in 2015 is consistent with the levels recorded during the most active years from 1998 through 2006. Thus far in 2015, there have been 2 closed home sales in the Chemonie neighborhoods.
Chemonie Crossing Home Values
Average home values in Chemonie have dipped 11% since last year, after having enjoyed a nice appreciation trend since the low set back in 2012.

Through mid April, the average value of a home sold in Chemonie Crossing has been $106 per square foot. This is up 28% over the bottom reached in 2012, but still down about 29% from the market high set back in 2007. This means that many homeowners who have purchased or refinanced in the past 8 years are likely at zero or negative equity situations.
