We recently helped our friends who were buying a lot on which to build a home, and it made me think about a perfect question to ask a Tallahassee home builder.
So I reached out to Lenny Brantley, owner of Brantley Custom Homes in Tallahassee, in order to solve the great home-building-chicken-versus-the-egg question of all times.
First Question About Buying A Lot
Hey Lenny, what comes first? Choosing and buying a lot or coming up with the house plan?
Here's what Lenny told me:
I get questions about buying a lot from many of the people wanting to build a new home. Should their focus be on buying a lot that can support their dream home, or rather should it be on first finding the right house plans? The easy answer is 'it depends on the situation,' which means determining whether the home design is the most important part of building or is it the location of the home?
Given today’s market I have found for most clients buying a lot is the most important first step in building a new home in Tallahassee. With the downturn of the new home construction in Tallahassee, many developers have fled to more emerging markets and have left us with fewer options on residential lots for sale.
The Tallahassee home builders that I speak with all hope to see a change in the supply of residential lots for sale, but for now, buying a good "buildable lot" in Tallahassee is getting tougher by the day.
I have one client who had very specific requirements and waited too long to make an offer and lost the chance to purchase five different homesites. In this market, you snooze, you lose.
Don’t be fooled, we may not be in an environment where there is not a huge demand for new homes, but it has been growing slowly over the last year and is gaining steam. With no new developments available today, it will only get worse as time goes by.
There will always be opportunities to build the home of your dreams to “fit” the lot, but not many opportunities to purchase the lot you would like. Between thousands of plans on the internet and design assistance from architects to draftsman, it is much easier to make your home fit your lot rather than fit a lot to a home.
