The Bull Run neighborhood on the West side of Thomasville Road continues to produce new homes for the NE Tallahassee real estate market.
42% of Bull Run home sales in 2015 were new construction, nearly 5 times higher than the 9% average the rest of the market recorded.
Low interest rates allow for increased pending power, and a small niche of Tallahassee buyers chose to convert that to new homes last year. We continue to see a small segment demand the new features and amenities that one finds in a home built within the past few years.
With more than 2 in every 5 being new, we know that buyers are willing to pay a premium for this prime location.

In this report, we will look at prices, values, and sizes of homes in Bull Run, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2005 (the first recorded sales in Bull Run).

Average home prices rose nearly 4% in 2015 when compared to the prior year’s average, as new construction became a hot favorite for buyers
Prices are now about 17% lower than they were at the peak of the market prices established in 2007, but they have been on a slow rise for 4 consecutive years.
Distressed sales are are occurring at a rate far lower than other neighborhoods in Tallahassee are seeing, mostly due to the fact that a hearty portion of the sales are new home construction. The average recorded sales price was $322K for Bull Run in 2015.

Home sales activity in 2015 represented the third best year on record for home sales in Bull Run. There were 64 closed home sales, which was merely 6 fewer than the record posted in 2014.

Bull Run home values surged 7% in 2015 when compared to 2014’s average, the third year in a row to see appreciation since the low set back in 2012.

The average value of a home sold in Bull Run was $152 per square foot in 2015. This is up 15% above the bottom reached in 2012, and only 5% lower than the market high set back in 2007. I will warn however that with 42% of these sales as new construction, values are highly skewed.
The “resale only” average is lower. Unfortunately, like everywhere else in town, this means that many homeowners who have purchased or refinanced in the past 10 years should expect lower prices and values, and they likely have little or negative equity in their homes.
