Home sales activity in Buckhead is consistent with what we have seen in the past, though the inventory is a bit higher. Currently, there are six homes for sale in Buckhead and two of them are under contract with a buyer. This is a high-demand neighborhood and these homes should be selling. We were hired to sell this one and put it under contract in less than a month.

Average home values in Buckhead are up nearly 3% in 2019 when compared to the average recorded for all of 2018, though they have fallen 1% since our last report. While understanding the average is good to know, one should also understand that there is a wide value range from $145 per square foot to $175 per square foot, due to differences in age, size, and amenities included in the home. The difference between sellers getting sold fast and for top-dollar versus not selling at all is massive marketing combined with an understanding of how the valuation will be received by the market.
