Today’s report on Arbor Hill is a combination of “we told you so” and “there’s still time left.”
Both first time homebuyers as well as real estate investors who want premium properties located in NE Tallahassee need to have this neighborhood on their radar.
In case you don’t know about Arbor Hill, it is located on the southern border of Killearn Estates and thus has location, location, and location working for it.
First time homebuyers will love the fact that they can get a single family detached home and a yard for less than $150,000, while investors will appreciate the fact that they can buy an income producing property in the Montford Middle School (Lincoln High School) zone for under $100 per square foot.
In this report, we will look at home prices, home values, and home sizes in Arbor Hill, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.

It is important to note that the narrative contained below is for sales through December for all previous years, but through the third week of February in 2016. Average home prices in Arbor Hill rose about 1% in 2016, meaning they are still attracting investors and first-time homebuyers . There really is no way to justify such low prices for the benefits that this neighborhood provides, so expect to see it get tougher to find lower priced homes here in the coming months and years.

Home sales activity exploded after our previous two reports on the Arbor Hill neighborhood, and that is exactly what we forecast. This is good news for homeowners, but it’s great news for buyers, as prices and values have not yet shot higher with the new activity.
Arbor Hill Home Values
Average home values in Arbor Hill rose roughly 3% in 2015, but remain 10% lower than they were in 2011. This is very different than other neighborhoods are reporting, and it is why we are confident that home values will move much higher soon. Needless to say, these values are far below the cost of replacement, and people who purchase at these levels will look like geniuses in the next few years when home values return to Arbor Hill.

In 2015, the average value of a home sold in Arbor Hill was $99 per square foot. To find a home in this high demand area for less than $100 per square foot is a deal that will not remain possible for much longer.
