The number of four-bedroom homes being bought and sold each year is very strong and will likely post an all-time high within the next few years (if not this year first).

What's interesting about the graph above is that you can see the impact of the speculative development market in the graph above. Note how 32312, 32309, and 32308 (red, blue, and gray lines) were at or near an all-time high by the end of 2019. You could argue that the 4-bedroom homes market in those three zip codes has recovered.

But the 32317 (white line) is completely different. Is this a sign that nobody wants to live in 32317?

Absolutely not!

The fact is that the 32317 zip code went through a growth spurt during the expansion phase of the housing market back in 2003 through 2006.

A good many of those homes were built during that time so that we have whole communities of people who moved there during roughly the same time, but now the resale market will see them trickle out as they do everywhere else.

The mass of buyers that came in when it was all new construction created the peak we see from 2003 through 2005, and the subsequent years are reflective with what occurred in the rest of the Tallahassee housing market.

But there is one quirk in this graph that stands out. Why did the 32308 zip code explode in value in 2018, only to come back down in 2019? Does this mean you should avoid buying in 32308 because values are falling?

Worry not if you own a home in the 32308 zip code, nothing is amiss. The fluctuations in the 32308 zip code are due to the influence of new construction.

The blue line in the graph above shows that existing home sales (resales) saw better than 3% appreciation in 2019 (after nearly 9% the previous year). Existing home values in the 32308 zip code are up more than 43% since they bottomed in 2011.

When I look a the home size graph above, I get dizzy :). Actually there is an interesting trend that this graph reveals. The home sizes in three out of four of the zip codes above are trending larger.

Size Trends Since 2003

The following zip codes reveal the following linear trends when using the graph above, meaning this is how it shows 4-bedroom home sizes changing in each zip code:

  • 32308 - 2,480 to 2,650 square feet
  • 32309 - 2,490 to 2,760 square feet
  • 32312 - 2,830 to 2,830 square feet
  • 32317 - 2,250 to 2,500 square feet

The 32312 zip code is showing no change, the other three are showing four-bedroom home sizes increasing from 7 to 11% over the past 17 years.

I believe this might be a result of many people buying and upgrading older homes in the 32308 and 32309 zip codes, making them larger. The 32317 has been growing (number of homes) so it will take time to see what it's trend will be.

Ultimately, this shows you the size of the four-bedroom home you are likely to acquire in each zip code.
