Tallahassee Foreclosure List Is Shrinking
It's hard to believe, but the list of foreclosures for sale in Tallahassee has been whittled down to just 7 homes.
While so many in the media have warned of a new foreclosure crisis, Tallahassee has seen its market strengthen during the Summer and later months.
Take a look at the current list of foreclosures, and then examine our report that will show you how the distressed property market has evolved in Tallahassee and how you can be alerted within minutes of a new foreclosure listing hitting the market.

Tips For Buying Distressed Property
Housing Market Is Healthier
One way to check the health of the housing market is to compare the number of distressed home sales with all home sales over a period of time. The lower the percentage of distressed home sales, the healthier the market.
The following graph shows the number of healthy (arms-length) home sales in green and the number of distressed (foreclosures, short sales, bank-owned properties) home sales in red. The ratio of distressed home sales is shown as a black line.
Clearly, the Tallahassee housing market is healthier than at any time reported in the past ten plus years. For the eight-year period of 2008 through 2015, more than a quarter of all home sales each year were distressed properties. The least-healthy year was 2012 when nearly 1 of every 3 homes sold was a distressed property!

There was a saying we used in the Army ... hurry up and wait! It basically expressed a soldier's opinion that people were all being pushed to move faster, or sitting around waiting for the next thing to do. You were hurrying, or you were waiting.
That need to "hurry" and "wait" will be found by anybody wanting to buy a foreclosure. You need to wait for a new listing, but when one hits the market, you need to hurry to check it out and submit an offer if you like it.
The entirety of the inventory of homes for sale in Tallahassee is far too low, and that means the competition among buyers for ALL listings is hight right now. Can you imagine what it's like for homes that are great deals?
