Royal Oaks is located along the east side of Thomasville Road, serving as the western edge of Killearn Estates and providing its residents superb access to Tallahassee and its northside offerings.

Royal Oaks is a small but popular Northeast Tallahassee neighborhood containing roughly two hundred four and three-bedroom homes on nice-sized lots.

Located at the western edge of Killearn Estates along the east side of Thomasville Road, buyers are standing in line to get into the high-demand 32309 neighborhood.

Average Home Prices In Royal Oaks

The average price of the homes sold in Royal Oaks thus far in 2021 is $271K, down about 2% from last year's average. The average price of homes listed for sale today is $335K, so expect the average to move back higher.

Activity in Royal Oaks remains smoking hot. Currently, there are two homes for sale in Royal Oaks and both are already under contract with buyers. When a Royal Oaks home hits the market, you have to move fast if it is pre-marketed aggressively, or you'll see it owned by another buyer.

Average Home Values

After seeing home values soar more than 20% last year, some bizarre sales have brought down the average value thus far in 2021.

There have been just six sales, and two of them are for the same property. The first appears to be an uncontested foreclosure by the lender (who then flipped it to FNMA), and then the second was a very low valued sale from FNMA. If we toss these two out (and here is where it gets crazy), the average home value has still fallen by about 5%.
