Pine Tip Hills in Northeast Tallahassee is located just west of Meridian Road on the north side of Rhoden Cove Road.

Pine Tip Hills is a NW Tallahassee neighborhood that has a little more than 200 large three, four, and five-bedroom homes on more than a half-acre of well-manicured land.

Located on the north side of Rhoden Cove Road just west of Meridian Road, Pine Tip Hills' residents here enjoy quick access to Midtown and the downtown areas.

Pine Tip Hills Home Prices

The average home price in Pine Tip Hills rose nearly 37% in 2021 due to an abnormally large home being sold. Even if we discard that sale, however, home prices in Pine Tip Hills are soaring.

Home sales activity remains very strong in Pine Tip Hills with far more buyers than sellers for these coveted homes. Currently, there is just one home for sale in Pine Tip Hills, and my sister-in-law Nikky Manausa has put it under contract with a buyer who is scheduled to close next week (Nice job Nikky!). 

Pine Tip Hills Home Values

The average home value in Pine Tip Hills rose nearly 16% in 2021, setting a new all-time high annual average of $185 per square foot.

Pine Tip Hills has relatively few homes sell each year, so fluctuations in the averages are going to happen (like 2019 values). I expect 2022 will be an above-average year for home value appreciation.
