The first graph shows all neighborhoods that have averaged at least one new home sold each month thus far in 2020.
The Park in Wakulla County is leading the way averaging nearly 3 newly built homes sold and closed each month.
In the "old days," Leon County neighborhoods would dominate this list, but the cost of development here is so high we've chased the builders to the surrounding counties. Even Gadsen County's Rustling Pines made the list, something we would not have likely seen in the 1990s or before.
New Construction Prices In North Florida
Our next graph shows the average home price in each of the neighborhoods from the previous graph.
As expected, 8 of the 9 most expensive new construction neighborhoods are located in Leon County. On the other end of the spectrum, just 3 of the 10 least expensive new construction neighborhoods are located in Leon County.

What does it cost to build a home around Tallahassee? The next graph shows you what price per square foot you'll pay (on average) for a home in the top-selling new construction neighborhoods.
Topping the list as the highest cost to build neighborhood is Camillia Oaks in Leon County, while University Green offers the lowest cost for condominiums located near campus.
New Construction Sizes In North Florida
The final graph in today's report shows the average home size in the most active new construction neighborhoods.
Again, Leon County is at the top of the list with Southwood homes currently averaging more than 2,200 square feet for each new home, while the condominiums at University Green are the smallest averaging just over 1,200 square feet each.
