Camelot Park Home Sales Defy Falling Housing Market

There is a hidden gem of a neighborhood in downtown Tallahassee called Camelot Park, and it is demonstrating a split market trend that we should expect to see in many other places in our housing market.
Jacqueline Kennedy Onassis once exclaimed "there'll never be another Camelot again," but it appears these words were premature.
Camelot Park has been battered and bruised, but it is fighting the falling real estate market better than most. With only five homes for sale in Camelot Park, this neighborhood is very close to having a balance between supply and demand.
Camelot Park Home Prices
The average home price in Camelot Park is 27% lower today than it was at the peak of the housing market five years ago. This includes a rebound that we have been seeing in many neighborhoods where the average price of homes sold is on the rise (not to be confused with appreciation).
Camelot Park Home Values
Unlike most other Tallahassee neighborhoods, Camelot Park is showing what appears to be a rebound in home values. Thus far this year, home values have averaged $101 per square foot, which is higher than the $87 recorded for last year.
The current move to higher values is really evidence of a split market. Homes that are distressed are selling at a discount. When some neighborhoods run out or run low on distressed properties, we see arms length home sales raise the average price and average value. In the case of Camelot Park, both sales thus far in 2012 have been arms length, so a higher average has been recorded.
