Plaza Tower Condo Prices
The average price of a Plaza Tower Condo rose by more than 17% in 2023 to $240K, but it's not all the gain you might expect as you'll read below.
Currently, there are eight condo units for sale in Plaza Tower, and three are under contract with buyers.
Activity in Plaza Tower is consistent with what we've seen over the past thirteen years.
Plaza Tower Condo Values
The average value of a condominium unit in Plaza Tower has fallen by nearly 4% in 2023, but this is not due to real estate depreciation!
Currently, the average value of sold condo units in Plaza Tower stands at $223 per square foot. However, a closer examination of the table provided at the end of this report reveals a clear trend: as larger units have accounted for a significant portion of sales, the average value has been influenced accordingly. It is important to note that the overall average value is heavily influenced by the distribution of unit sizes sold.
In particular, the 703 square foot units tend to command a higher price per square foot, ranging from 20% to 30% more than the 1,295 square foot units. This discrepancy in pricing contributes to the observed decrease in the average value.
