While many buyers love living in town and do not mind having a small parcel of land, there are options for those who like to have a larger slice of the American Dream without having to drive an hour to get to town.
For example, the two large-lot subdivisions of Chemonie Crossing and Chemonie Trace in the Northeast quadrant of the Tallahassee real estate market have easy access to town and it typically takes roughly twenty minutes via Centerville Road (the Chemonie neighborhoods are located out there just beyond Proctor Road) to get where you need to go.
Buyers are attracted to the large home sites with homes that were built mostly in the early 90s, meaning there are opportunities for homes in all stages of updates and improvements.
If you do decide to look at the homes for sale in the Chemonie neighborhoods, take an expert as land size and property improvements will vary greatly in these two neighborhoods.
In this report, we will look at home price trends, home value trends, and home size trends in Chemonie Trace and Chemonie Crossing collectively, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.
For the three real estate graphs found below, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the first ten days of August in 2015. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in the Chemonie Trace and Chemonie Crossing).
Chemonie Home Prices
Due to the relatively few homes in the Chemonie neighborhoods, we continue to see significant changes (both upwards and downwards) for home prices. This is why looking at a trend graph is so important to understanding real price movement. The average recorded sales price is $361,200 for Chemonie Crossing through November in 2015 (no sales in Chemonie Trace).
Home sales activity is the single best year for the number of homes sold since 2006. Unfortunately, this is roughly half the rate of sales from 1998 through 2006, so there is a likelihood of pent-up supply occurring here. Thus far in 2015, there have been 11 closed home sales in the Chemonie neighborhoods (only 9 were sold in all of 2014).
Chemonie Home Values
Average home values have moved sharply higher since our last report on the Chemonie neighborhoods. This is due to the relatively few sales that have occurred and the last two have been at very good values. This is not so much a sign of values soaring, rather it is a result of the volatility that is found when fewer sales occur.
Through November, the average value of a home sold in Chemonie Crossing has been $123 per square foot. This is up 48% over the bottom reached in 2012, but still down 18% from the market high set back in 2011. This means that many homeowners who purchased from 2005 through 2011 (or refinanced since 2005) are likely at zero or negative equity situations.

Chemonie Home Sizes
The average home size sold in Chemonie Crossing typically falls in a range of 2,000 to 3,100 square feet, and this year the bigger homes are selling. The 11 sales through November in 2015 have averaged 2,955 square feet.
