If you are looking for a home sitting on more than just a small subdivision lot, consider looking at Chemonie Trace and Chemonie Crossing in the Northeast quadrant of the Tallahassee real estate market. You can find these adjacent neighborhoods by driving out Centerville Road, just past Proctor Road.
Home construction for these two neighborhoods began in the early 90s, so there are quote a few opportunities for homes in all stages of styles and updates. The prudent buyer will do his homework before making a decision on value, as land size and property improvements will vary greatly in these two neighborhoods.
In this report, we will look at home prices, home values, and home sizes in Chemonie Trace and Chemonie Crossing, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.
For the three real estate graphs found below, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the first ten days of August in 2015. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in the Chemonie Trace and Chemonie Crossing).

Chemonie Crossing Home Prices
Due to the relatively few homes in the Chemonie neighborhoods, average home prices fluctuate quite a bit. This is why looking at a trend graph is so important to understanding real price movement. The average recorded sales price is $350,100 for Chemonie Crossing thus far in 2015 (no sales in Chemonie Trace).
Home sales activity has been robust in 2015 and looks to be the best year for the number of homes sold since 2006. Thus far in 2015, there have been 9 closed home sales in the Chemonie neighborhoods (only 9 were sold in all of 2014).
Chemonie Crossing Home Values
Average home values in Chemonie have dipped 2.5% since last year, after having enjoyed a nice appreciation trend since the low set back in 2012. I suspect this is less a sign of depreciation and more a sign of the volatility that is found when fewer sales occur.
Through the tenth of August, the average value of a home sold in Chemonie Crossing has been $116 per square foot. This is up 39% over the bottom reached in 2012, but still down about 23% from the market high set back in 2011. This means that many homeowners who have purchased or refinanced in the past 8 years are likely at zero or negative equity situations.

The average home size sold in Chemonie Crossing typically falls in a range of 2,000 to 3,100 square feet, and this year home size averages fall towards the larger end of that range. The 9 sales thus far in 2015 have averaged 3,011 square feet.
